Creating a magical weekend getaway from the country farmhouse or small town Victorian, is the dream of a lifetime for many entrepreneurs. Doing so can be a rewarding experience, if it’s done right. If it’s done wrong, you might end up with a nightmare you wish you’d never started. So what do you need to know to create your own bed and breakfast?

First, whether purchasing a new house or using the one you already own, you need to check the zoning regulations in your area. If the property is not zoned for use as a bed and breakfast a variance will need to be obtained. Generally this won’t be a problem in rural or small town areas. You’ll also need to check your local building code and any special ordinances to make sure your plans are in compliance.
When you’re ready to begin renovation try to think like a guest. That may sound clichéd, but far too many try to make their bed a breakfast a fairy tale experience, but forget some very practical things. If space allows, consider a private bath for every room. This is a good selling point for those who might otherwise choose a hotel. You should also upgrade the electric to ensure that each room has a dedicated circuit all to itself. Blown fuses due to shared circuits is no way to attract customers.
As for the decor, some operators prefer to theme the entire property while others theme individual rooms. Regardless of your preference, keep the decor both tasteful and simple. Use warm but neutral colors, invest in good quality items, maybe some antiques, and by all means avoid unnecessary clutter. A well decorated but uncluttered house is pleasing to the eye and the mind which is invaluable to weekend travelers trying to escape the world for a few days.
You’ll also need to consider things like bedding and linens for each room. Queen beds are a good investment since most bed and breakfast travelers are couples. Pay a bit more for a higher quality bed with a lengthy warranty; in a bed and breakfast, the bed is everything. If you need to cut your budget, the bedding is not the place to do it. Make sure to use good quality sheets (cotton is preferred), along with pillows that will hold their body and shape. It’s not necessary to use white sheets and cases, and in fact, a light blue, gray, or yellow hides stains much better than white. They’ll also last longer because they won’t need to be bleached.
Last but not least, think about your breakfast menu and keep it simple. Choose just a few things to serve and make sure you know how to make them right. A simple menu can be more than pleasing if there’s a good cook in the kitchen. Consider creating foods that are typical for your region. This adds a little extra flair that your visitors will remember long after they leave, because they will associate that visit with the local cuisine. Use good quality ingredients and lots of love. Your customers will depart for the day with a full stomach and a broad smile.
Hopefully you have some ideas to get started after reading this blog. If a bed and breakfast is your dream, go make it happen. If someone else can do it, why can’t you?
